Every owner/manager needs an asphalt prevention
maintenance plan. Depend on the initial construction and climate conditions,
preventive maintenance can help asphalt last 10 to 15 years before major
replacement is necessary. The cost associated with such a plan is a fraction
of the replacement cost and can be accomplished on most properties for
about $2,500 or less per year. One of the most effective ways to prolong the life of your asphalt, especially in areas of high traffic where wear and tear have exposed the aggregate stone, is to apply a sealer on a regular basis. You should expect to sealcoat your parking area every two or three years. This will help to prevent surface deterioration. After the initial installation of asphalt, the sooner it is sealed the better! New asphalt should be sealed 30 - 60 days from the date of installation. This gives the asphalt time to cure, but seals in the oils and tars that give asphalt the flexibility to withstand traffic and the elements.
By sealcoating your parking lot on a regular basis, you are not allowing the effects of the sun's ultraviolet rays to spoil the overall appearance of your valuable property. Sealcoating will restore pavement makes sweeping, snow removal, and maintenance easier and less costly in the future. |
